Advice for tenants

Extensive experience

We pride ourselves on offering some of the best London properties to rent in Belgravia and neighbouring areas, as well as our superb credentials and experience in the local market.

We’ve been in business in Belgravia for over 130 years, so we know all the best properties in all the very best locations. And it is because of our experience and reputation that landlords trust us to list their properties and tenants know we will find them the right property within their budget.

Bespoke service

Our process is simple: you register your details and property preferences (flats to rent or houses to rent, number of bedrooms), we advise you on the type and location of the properties that fall within your budget, and then we match you with a home that meets your specifications.

We don’t just offer a search engine, we offer a personalised service. We hand-pick properties that we think match your criteria and we only recommend viewings on suitable properties. We want you to be happy with our service and to be happy recommending us to others.

We know how the rental market works. Because of this we provide an excellent service working with great properties in enviable postcodes.

Admin fees

Once an offer has been made for a property and been accepted by the owner, Best Gapp will ask for you to pay one week’s rent as a reservation fee to secure the property and to get the referencing process underway.

Please note that this holding fee is non-refundable as it will form the cost of your referencing as well as administration charges.

Once your references has successfully passed they will still be subject to our clients acceptance. Shortly after this stage you will receive a soft copy of the tenancy agreement in DRAFT format (a hard copy of the DRAFT agreement can be made available upon request) upon which time you will be asked to sign and deliver back to our office; we may ask for the outstanding balance to be settled before you receive this agreement. If the owner should decide to remove the property from circulation after you have paid your holding fee then a portion may be refundable subject to any outstanding administration/referencing costs you may have incurred.

Below is an example of the costs associated with a property advertised at £550 per week in an unfurnished 1 bed flat:

All costs are inclusive of VAT

One month’s rent in advance: £2,383.33
Six week security deposit: £3,300.00
Administration cost: £120.00
Credit check: £37.20 (per person)
Check Out: £75.00 minimum (this cost is variable depending on size of property)

Total £5,915.53

Minus one week’s holding fee -£550.00
Total payable before occupation £5,365.53

Best Gapp and all of its affiliates reserve the right to alter these fees without prior notice but will always endeavour to deliver such notice where possible.
