About Victoria
London Victoria Station has historically dominated the fabric of the neighbourhood, yet it once lacked a sense of community. Up until relatively recently, the Victoria area was little more than a major transport hub, a busy interchange where commuters, tourists, and travellers converged before continuing to their intended destinations.
This is changing. An ambitious regeneration programme has largely contributed to the transformation of Victoria and the area immediately surrounding the train and coach stations. Architecturally striking buildings have risen up from the ground, new cafes, eateries and restaurants have opened their doors to trade alongside offices, while the emergence of ultra-modern residential developments have all helped to invigorate the Victoria district.
Now, property buyers, renters, and investors are all taking notice of Victoria’s potential and continued development into a residential hub (not just a centre for travel).
Victoria Property
Property and real estate in Victoria ranges from flats in red-brick mansion blocks, well-preserved Queen Anne townhouses near to Birdcage Walk, modern luxury apartments closer to Victoria Station, and a handful of new residential developments. This includes Nova, a mixed-use scheme, No. 1 Palace Street, an achingly glamorous development comprising luxury flats and penthouses, and Abell & Cleland House.
Victoria is well known for its fine examples of Regency and Victorian-era architecture. Think elegant stucco-fronted townhouses and terraces, along with its red brick mansion blocks. Many of these have been converted into flats. Victoria is also home to some unusual property types. You’ll find charming mews houses (originally stables) and quirky houseboats along the area’s canals.
Over the past year, the average property price in Victoria stood at £1.51m. Flats made up the bulk of property sales, fetching an average of £1.26m, while terraced homes commanded a higher average price of £3.2m (HM Land Registry, 2026).

It probably comes as no surprise to discover that Victoria is well connected. That’s an understatement. It is probably the most-well connected district in London, with numerous options for London and country-wide travel. Here’s summary of the options:
- Tube: Victoria Station is a massive interchange. You can hop on the Victoria, Circle, District and Bakerloo lines from here, connecting you quickly to Oxford Street, King’s Cross St. Pancras, and London Bridge (and far more destinations).
- Train: Again, Victoria can get you virtually anywhere by train. Gatwick Airport is just 30 mins away, while Brighton is accessible within an hour. Trains to Dover for ferry access to France also leave from Victoria.
- Coach: Victoria Coach Station (again!) is one of the largest in London. Unsurprisingly, you’ll find services that take you across the UK – and Europe too.
- Bus: Popular routes like the 11 and 211 stop right outside Victoria Station, offering easy access to Buckingham Palace, Westminster, and far beyond.
- Nearest Airport: London Gatwick Airport is the closest major airport, conveniently accessible by train from Victoria Station in just 30 minutes. London City Airport is another option for domestic and European flights, although located a little further east.

Schools in Victoria
Westminster School, described as one of the UK’s ‘leading academic schools’, is in the vicinity. As is the well-regarded Westminster City School, a secondary school for boys. Grey Coat Hospital, a state secondary school for girls, has a towering reputation, while the St Peter’s Eaton Square C of E Primary School has received consistently high ratings from Ofsted. The mere fact that Victoria is so central means that it’s easy to access schools across London, expanding the options available to you.
However, if you’re on the hunt for a complete list of local schools in Victoria, it’s best to consult this local search portal from Westminster council to find what you are looking for.
Entertainment
You won’t get bored in Victoria, not least because the rest of central London is on the doorstep. Victoria’s nightlife is burgeoning, with bars, cafes, and high street pubs all thriving – and the West End is only a short walk away.
Victoria has multiple, excellent theatres in the heart of London’s West End. This includes the stunning Victoria Palace Theatre, whose towering presence draws in large crowds for its productions. Likewise, The sweeping Apollo Victoria Theatre (on Wilton Road) is also a credit to the area, and is home to Wicked the musical. You can also pop in to the independent Curzon Victoria, A stylish cinema showcasing independent films, world cinema and more.
Nova Food, which is part of Victoria’s redevelopment, contains some of the best food and drink destinations near the station with numerous restaurants and bars. Or, on a different note, you can book an afternoon tea experience at The Goring hotel (known as a favourite of Kate Middleton). There’s also the excellent (and Instagram famous) Peggy Porschen bakery nearby, which serves beautifully decorated cupcakes and other sweet treats. Of course, all this is just scratching the surface, leaving you with plenty of room to explore the myriad entertainment options on offer.
Parks & Leisure
Though an urban location that’s not far from the likes of Westminster Abbey, Victoria boasts many, many garden squares and smaller green spaces, including Eccleston Square and Eaton Square Garden.
Victoria is also really close to several prominent parks, including Hyde Park, St James’s Park, Green Park, and the Buckingham Palace Gardens. Each one of these deserves exploration, and you could easily spend a full day at each one (especially on the expanses of Hyde Park). A host of leisure activities take place within the parks, and there is ample opportunity to cycle, walk, run, swim (The Serpentine Lido is open during the summer months), and even horse ride (in Hyde Park).
If you’re keen to get active but want to stay indoors, then Victoria has several unique fitness hubs in the form of KXU, Third Space and 1Rebel. From nightclub inspired workouts to state of the art, high-commitment gym classes – Victoria has you covered.
