‘How much does a full structural survey cost in 2024?’ is a key question for many home buyers. If you’re looking to buy in the prime central London areas of Mayfair, Belgravia, Knightsbridge or Pimlico, you’ll be making a substantial property investment and will want to know as much about the property you are buying as possible. For this reason, you are probably considering a full structural survey.

There are different types of survey available but the full structural survey is the most comprehensive inspection of a property pre-sale and gives the greatest peace of mind. If you’re wondering how much a full structural survey costs, we look at how much you are likely to pay.
Full structural survey costs will vary depending on the size and nature of your property and the surveyor you choose. A full structural survey – also called a Level 3 survey – is the most comprehensive survey offered by members of the Royal Institution of Chartered Surveyors (RICS). According to trades comparison website Checkatrade the average cost for a full structural survey in the UK is now £1,500 with the most expensive surveys costing upwards of £2000. In prime central London, where homes are large period properties and often listed buildings, the fees you pay are likely to at the higher end of the scale.

| Type of report | What’s included | Suitable properties | Typical costs |
| RICS Home Survey Level 1 | A basic report on the condition of the property, identifying any risks and potential issues, and highlighting urgent defects. | New builds and other standard, recently-built homes with no obvious issues | Up to £900 |
| RICS Home Survey Level 2 | More detailed information about the property, and ideas about future repairs or maintenance that may be required. | Conventional properties in a good state of repair without any obvious defects. | Up to £1,000 |
| RICS Home Survey Level 3 | The most comprehensive survey with extensive analysis of the property’s condition and advice on defects and repairs. | Properties which are more than 50 years old as well as large or unusual homes and those in a poor condition | £1,500+ |
How much you pay for a survey depend on many factors. You will pay more for a full structural survey – a Level 3 survey – than the Level 1 and 2 surveys, as it is a more comprehensive study.
How much you pay will also be influenced by the size of your property and its condition as this will affect the time taken to complete the survey.
A full structural survey provides more detailed information on a property’s condition than the other levels of survey. It includes identifiable threats and potential defects to the home and their causes. It may also provide information about the likely cost and timescale of carrying to work to put them right.
This is all valuable information, particularly if you are buying one of the historic period properties, which are such a part of prime central London. The survey means you know what you are buying and can make a decision whether to proceed with the sale if there is an issue – or negotiate on price with your seller.
Homebuyers should commission a survey as soon as possible after an offer is accepted on the property. This will keep the sale moving along, mean that any issues with the home are identified quickly and show the seller that you are serious about the purchase.

Full structural surveys are carried out by qualified chartered surveyors who are members of RICS.
Your surveyor will carry out a detailed inspection of the property. Depending on the size of the home and your surveyor, it could take between four and eight hours. Inside the property, the inspection will take in the ceilings, walls and floors, as well as windows doors and and other joinery. They will examine the electrics, plumbing and ventilation. Externally, they will inspect the roof, chimneys, gutters, drainage and boundaries. They will be looking for problematic issues including damp, woodworm, dry rot, subsidence and presence of Japanese Knotweed.
