HMRC Signs Up Landlords to MTD from September 2026 

Many London landlords need to use Making Tax Digital for Income Tax for the current tax year, but not all have enrolled. From September 2026, HMRC will begin signing up landlords who they believe qualify. While HMRC advise that penalty points for late quarterly payments won’t be applied in the 2026/27 tax year, landlords are expected to catch up any missed submission deadlines without delay.

Landlords who generated gross income of £50,000 from self-employment or property in the 2024/25  tax year, should have received an invitation from HMRC and started using Making Tax Digital (MTD) from 6 April 2026.  

This new system entails using compatible software to make quarterly reports to HMRC, in addition to the end-of-year tax return. The first of these, covering 6 April to 5 July 2026, was due for the deadline of 7 August 2026. Landlords should now be looking towards the second quarterly deadline of 7 November 2026. However, some landlords who qualify for MTD have not yet signed up. 

HMRC advise that from September 2026, they are enrolling landlords who reported qualifying income on their 2024/25 tax return. If this happens, landlords will need to log into HMRC online services using their Self Assessment sign in details to:  

  • Confirm your property details. 
  • Check HMRC’s records of your 2024/25 property income   
  • Inform HMRC if your income streams have changed (i.e. if you no longer own certain properties, and therefore will not be earning at a similar level) 

With quarterly updates already well under way, landlords who sign up later will be expected to complete the previous quarter’s report as a priority. To do this, you will need to find out if your bookkeeping software is compatible, or choose new MTD-compatible software for your digital records. Free and paid options are available, some offering a simpler provision while others offer more advanced options.
