There’s some truth in it, but the property market’s seasonal trends are more intricate than that, particularly in central London. A quirky variation in the Mayfair, Knightsbridge and Belgravia markets sees homes selling well when wealthy Middle Eastern tourists visit London for pre- and post-Ramadan luxury shopping trips.

Broadly speaking, when we talk about a good time to sell a house, we mean the months when properties tend to sell quickly. The worst months for selling a house are the times when it is likely it may take longer to find a buyer. Potential buyers may think that there is something wrong with the property if it remains on the market for an extended period. They may avoid your home, or try to secure a low selling price if they suspect you’re desperate to sell.

These are generally believed to be the best and worst times of year to sell a house:

New Year

Is New Year a good time to sell my house? For many homeowners, January can be a good time for selling. With the winter holidays out of the way, buyers are ready to focus on their property search. In fact, some statistics suggest that properties put up for sale in January often sell quickly.

Though it’s worth noting that house buyers know spring is a popular time for selling a house. So some buyers will be prepared to wait and see what comes onto the market before making their final decision.

Spring

Should you put your house on the market in spring? It’s commonly considered to be the best time to sell your house if you want a speedy sale, and the statistics tend to agree. Rightmove analysis of millions of sales from the past decade found that February and March see the most successfully completed sales, followed by April. The Advisory found that houses put on the market in March took the fewest days (57 days) to go under offer. By May, sales are still relatively quick at 60 days.

House hunters are still full of the fresh-start feeling, and the Easter school holidays and bank holidays offer more time to consider options and plan viewings. If you are selling a house, lighter evenings and good weather can work in your favour. Gardens look their best with flowers in bloom, and your property can benefit from brighter sunlight and lighter evenings.

Summer

Summer is not generally the best time to sell your house. The property market generally starts to slow down in June, but July, August and early September are generally quiet periods. Moving can be stressful, and people tend to prioritise their holidays – they don’t want to be completing paperwork or worrying about the property chain on the beach.

If you’re selling a family home, then many potential buyers will be making the most of the school holidays. Families may also be wary of moving between school catchments just before a new school year begins.

Autumn

With the summer holidays out of the way and a chance of moving home before Christmas, the early autumn months of mid-September to mid-October can be a good time to sell. But don’t take this window of time for granted. While autumn is often considered the second-best time to secure a speedy sale, the market starts to shift as winter approaches.

Winter

The worst month to put your house on sale is generally November, as the run-up to Christmas begins, but it’s not all bad news for winter sellers. Based on data analysis by The Advisory of Rightmove data, the end of October through to mid-November marks the worst time of year to sell your home. On average, properties listed in late October, November and December take over 70 days for an offer to be accepted.

November through to December is considered the wort time to put your home on the market because potential buyers are exceptionally short on time, between school holidays, family gatherings and Christmas preparations. But take note. After Christmas, conditions start to improve as buyers browse during those quiet days and plan a fresh start in January. If you’re thinking about selling a house close to the Christmas holidays, discuss the options with your estate agent to understand if it is viable.

The role of supply and demand

Supply and demand can affect house prices when you sell. The volume of buyers, interest rates, exchange rates and political and economic confidence can all influence the selling price.

You will be able to see how many similar properties are currently on sale and how long they have been on the market. The best time of year to sell a house in the UK could depend on your property type, with different buyers tending to house-hunt along certain trends.

Apartments

One-bedroom and two-bedroom apartments are sought after by young professionals in September, in a seasonal pattern that follows the academic calendar. Graduates move out of university accommodation around this time, and find themselves following the same schedule for future moves. Professionals, single people and couples also search for smaller flats in January and February, as they make a fresh start.

Family homes

Families often prefer buying their new home in spring or early summer, working around the school year. Listing in early autumn lets families move in before Christmas. Families usually avoid buying in July and August during the school summer holidays or too close to the festive season.

Houses with gardens

Outdoor space is at a premium in central London, but if you do have a property with a garden, not that spring is an ideal time to sell. Buyers are easily tempted by a garden at its finest.

Homes for retirees

June to September can be popular times for downsizing, particularly those who have retired. These months can be the best time to sell smaller properties to buyers who can holiday outside peak times, and want to move in good weather.

Is there a best day to put your house on the market?

The best day to put your house on the market depends on upcoming events and holidays. Several studies have crunched the numbers to determine the ultimate day to list your property – and they all come up with something different. We advise our clients to avoid coming to market just before bank holidays and major political and cultural events.

As a prime example, Rightmove has released figures on the ‘Boxing Day bounce’. Boxing Day 2024 was the property portal’s busiest ever, as buyers increasingly try to get in first before the market picks up in January. So if you have to sell in a quieter period, paying attention to important days could be worthwhile.

Otherwise, there’s little variation. If you are interested in whether there’s a best day of the week to sell, Zoopla revealed their take on the best day for selling your house, in numbers collected between September 2018 and March 2019. According to this study, the best day and time to put your property on the market via the property portal is 9pm on a Wednesday. Zoopla’s figures suggest that 15.2% of leads are generated on a Wednesday.

The midweek peak is closely followed by Monday as the second-best day to sell when 15.1% of sales leads are sent to estate agents. However, it’s worth noting that Zoopla’s figures reveal just 2.7% between the best and worst days. Friday is supposedly the worst day to list a property, but it still lays claim to 12.5% of sales leads.

Other considerations

Statistics are useful, but don’t discount your personal and financial circumstances. Perhaps you are under pressure to relocate, or want to time your move around your family’s new arrival. Looking further afield, who is likely to buy your property, and what will their priorities be?

Think about (and find out) what construction work is coming to your local area, and how it could affect your sale. Has planning permission been granted for new roads or developments in the area, which could leave potential buyers concerned about construction traffic? If so, you could wait until works are completed before listing your property. However, convenient new amenities could add to your property’s appeal.

Whether it’s traditionally a great time to sell your house or not, a good estate agent can advise you on current conditions in Belgravia, and the best approach for your property. Lower interest rates hanging market conditions, political events, government budget announcements, shifting interest rates and the c ost-of-living crisis are hard to ignore.
